Mortgage Assistance for First-Time Homebuyers & Qualified Veterans
If your are a first-time homebuyer, you may qualify for the City of Phoenix and Maricopa County Home in Five mortgage assistance program. The Home in Five program offers mortgage assistance to first-time homebuyers looking to purchase within Maricopa County by delivering an attractive 30-year-fixed loan rate. In conjunction with the 30-year fixed mortgage, the Home in Five program provides homebuyers with a 5% down payment and closing cost assistance grant. Eligible prospective homebuyers cannot have owned a home in the last three years, except in certain targeted areas. Qualifed Veterans are exempt from first-time buyer requirements. There are maximum annual family income restrictions and home cost. Please check the program requirements for details as these restrictions change from time to time.

First Time Home Buyer Tips

Get educated. Attend a first-time home buyer seminar or class.
Get organized. Keep documents handy that you will need for loan applications, such as your last 2 pay stubs, W-2, and financial statements for banks, retirement funds, and other investments.
Get pre-approved. Find out how much you can afford before you start looking at homes. This will help narrow down the homes you qualify to purchase. A pre-approval letter (called an "LSR") from a lender is required with purchase offers in Arizona. Having the LSR ready can make the difference in getting your offer accepted over others.
Get in the payment mindset. While looking, you should bank the amount you will need for mortgage payments each month to get ready for the real thing. This will help you avoid suprises such as finding out that you may not have much left over for other necessities or entertainment. Also a good way to help save for that down payment!
Consider all costs. Besides the mortgage payments, you will have other costs of home ownership such as repairs and possibly higher utility bills, especially if moving from an apartment.
