Pricing your home to sell revisited

I had a post on my site pointing to a short creative video with a simple message emphasing not to overprice your home when selling.  Some in the blogger world viewed the video as insulting to the average home seller.  I took my post off to give me time to think about it. 

I decided that the "average seller" can handle the message, which really, is obvious but can be difficult to internalize when it's your home for sale.  The basic message is true - overpricing a home will only lead to greater frustration as it sits on the market.  Buyers today are shopping for bargains and will pass up homes perceived to be overpriced (or at best, toss out perceived low ball offers).  You may want to review my post that discusses how to target a realistic price point.
